Event Terms and Conditions

1. Age Requirement: Renter must be 18 years or older. Valid government-issued ID is required at check-in.
2. Responsibility: The Renter is responsible for the conduct of all visitors during the event.
3. Unauthorized Gatherings: House parties, family reunions, or any event involving unregistered guests are prohibited without prior written approval from the Host.
4. Use of Additional Resources:
   Written request via WhatsApp is required at least 3 days in advance for use of:
• BBQ grill
• Electricity (beyond basic music setup)
• Water via yard pipes
• Jumping tents or similar equipment
  All requests must be approved in writing by the Host and may incur additional costs.

1. Lifeguard: The cost and decision to hire a lifeguard is the Renter’s responsibility.
2. Prohibited Decorations: No confetti, No small balloons, or similar items that scatter and litter the property. Property must be returned to its pre-decoration state after removal of decorations – no tape or holes on the walls.
3. Driveway Access: Driveways must always remain clear. Activities are limited to the pool, pool deck, front and apartment patios, lawn, and apartment.
4. Restricted Areas: Access to the main house, garage, back patio, and eastern fenced areas is prohibited.
5. No Subleasing: The Renter may not sublease or transfer this booking to another party.
6. Illegal Activity: Arrests or involvement in illegal activities, including possession of illegal substances, will result in immediate cancellation.
7. Noise Control: All music and noise must remain under 70 decibels (dB).
• (e.g. Normal conversation: ~60dB | Vacuum cleaner: ~70dB)
8. Quiet Hours:
• No loud sounds (above 70dB) after 9:00 PM or before 9:00 AM
• No amplified sound at any time without written permission from the Host
9. Fireworks: Strictly prohibited by local law, both on private and public property.
10. Pets: Not permitted unless specifically approved in writing.
11. Smoking Policy & Refund Deposit:
    To keep our home fresh and enjoyable for all guests, smoking is only permitted in the following areas:
        • On the lawns
        • On the apartment patio with the door closed
        • On the pool deck
    🚫 Smoking is NOT permitted on the covered patio by the pool or inside the property.
    A $75 refundable smoking deposit will be collected at booking if you or your party will be smoking in permitted areas of the property. The deposit will be fully refunded after checkout if house rules are followed.
    The deposit may be withheld if:
        • Smoking occurs inside covered areas of the property, including the pool and apartment patios
        • Cigarette butts, ash, or smoking materials are improperly discarded
        • Smoke odors require extra or professional cleaning
        • Smoke detectors or safety equipment are tampered with
        • Smoking any illegal items
    This policy helps us protect the space, ensure a clean and healthy environment, and keep the home welcoming for every guest.

12. Commercial Use:
    Commercial events or events where guests are charged a fee are strictly prohibited without prior written approval from the Host.
