Important House Rules

Read carefully to ensure a safe and enjoyable experience.

Your Responsibilities:

• Age: The reservation holder must be 21+ with a valid ID.
• Guests: You're responsible for everyone in attendance.
• Parties: No events (including family reunions, dinners, and non-registered guests) without written approval.
• Subleasing: Not allowed.
• Illegal Activity: Any illegal activity is prohibited.

Overnighting Guests:

• 2-night min. on weekends
• Check-in 4PM / Check-out 12PM
• Pool access 7AM–7PM: (Access for overnight guests only)
• Max 4 visitors at any one time (Visitors allowed until 10PM)
• Laundry machine available (for stays 4+ nights)

On the Property:

• Prohibited Areas: Main house, garage, downstairs back patio, and eastern fenced areas.
• Driveways: Keep them clear at all times.
• Fireworks: Not allowed.
• Pets: Only with written host permission.
• Quiet Hours: 9 PM – 9 AM (not applicable to approved events).

Events & Music Levels:

• Non-Pool Events: Moderate music levels permitted; must remain respectful to neighbours.
• Pool Events: Music must be no louder than conversational level (≤ 70 dB).
• Amplified Sound: No amplified sound without approval.
• Event Resources: BBQ, Jumping Tent power, or Water Slides require request 3+ days in advance (extra cost may apply).
• Confetti is not allowed (loose, sprinkled, or inside balloons).
• NO Glassware in or around the Pool.

Smoking:

• Deposit Required: Smoking only allowed after paying an additional refundable $100 deposit.
• Permitted Areas: Lawns, apartment patio (door closed), and pool deck.
• Not Allowed: Covered patio by the pool or any other covered area.

Jackson Breezy Cancellation Policy

• 61+ days before check-in: Full refund of all payments.
• 31–60 days before check-in: 25% reservation deposit is non-refundable.
• 15–30 days before check-in: 50% of total booking amount is non-refundable.
• 14 days or less before check-in: 100% of all payments are non-refundable.

Rescheduling Policy:

• One-time date change permitted at any time after booking.
• Stay must occur within 6 months of original check-in.
• No refunds for cancelled rescheduled bookings.

Payment Policy:

• Full payment must be received no later than 14 days before check-in.
• If payment is missed, host reserves the right to cancel and refund existing payments.
